Who is the Best Real Estate Agent for Ephraim, Utah?
Who is the Best Real Estate Agent for Ephraim, Utah?
by Sadie Wake, Aspen Leaf Realty
Ephraim sits on US-89 in the middle of Sanpete Valley, with the Wasatch Plateau rising just east of town. It's the largest city in Sanpete County, with 5,611 residents at the 2020 census, and it's home to Snow College. That makes Ephraim a real college town, with students, faculty, longtime farm families and newcomers from the Wasatch Front all sharing one small city. Every Memorial Day weekend, Ephraim's Scandinavian Heritage Festival celebrates the Danish, Swedish and Norwegian pioneers who settled here.
That mix makes Ephraim real estate more varied than it looks from the highway. One block might have a college rental, a pioneer-era home and a young family's first house. Just outside town, you'll find acreage where the water rights matter as much as the house. Choosing an agent here comes down to one question: who understands all of it?
Here's the honest case for why I think that's me.
Sadie Wake: An Ephraim Agent Who Lives the Rural Lifestyle
I'm Sadie Wake, a Realtor with Aspen Leaf Realty, whose office is in Mt. Pleasant. I've been licensed since 2017 and have been with Aspen Leaf Realty since 2025. I work all over Sanpete Valley, including Ephraim, Manti, Mt. Pleasant, Spring City and Fairview.
I live in Milburn, just outside Fairview, on 3.5 acres with water, and it's been home for eight years. So when I talk with a buyer about irrigation shares or a seller about what their water is worth, I'm not reading from a script. I deal with the same questions on my own property.
What I Specialize In
Rural acreage and land with water rights and water shares. This is the heart of my business. In Sanpete County, two parcels that look the same on paper can be worth very different amounts depending on the water that comes with them. I help buyers find out exactly what water transfers with a property before they're committed. I also help sellers price and market their water as the asset it is.
Historic homes and fixer-uppers. Sanpete Valley is full of pioneer-era homes and properties that need some vision. I list and sell historic homes and fixer-uppers, and I help buyers think through what a property will really take before they write an offer.
Listing and buyer representation. I work both sides of the transaction.
- When I list a home, I price it from comparable sales and the value of any water that comes with it, help you get the property ready, market it professionally and negotiate for strong net proceeds.
- When I represent buyers, I guide you through financing, inspections, water rights verification and negotiation.
What Buying or Selling in Ephraim Looks Like
Ephraim buyers tend to fall into a few groups, and each one needs a different plan:
- Families relocating from the Wasatch Front trade commute time for space and a small-town setting. Their kids attend Ephraim Elementary and Ephraim Middle School right in town, then Manti High School, all in South Sanpete School District. I wrote a full parent's guide: Best Schools in Ephraim, Utah.
- Buyers drawn by Snow College, including faculty, staff, and parents buying near campus. For these buyers, location relative to the college shapes both daily life and resale.
- Rural and acreage buyers want room to spread out, a few animals or a big garden, and quick access to Ephraim Canyon, Skyline Drive and the Manti-La Sal National Forest. For them, the questions that matter most are water shares, wells, septic, irrigation, access and outbuildings. Those are the questions I make sure get answered during due diligence, not discovered at closing.
Ephraim is also changing. Ephraim Crossing, a 300-acre planned community on the southwest side of town, is where American Preparatory Academy plans to open a K–6 charter campus, listed on its website for fall 2028. If you're buying for the long term, it helps to understand where the town is growing.

Why Work With Me
- I know rural property from the inside. Water shares, irrigation and acreage aren't side topics for me. They're my specialty, and part of my own daily life.
- I cover the whole valley. Many Ephraim buyers also look at Manti, Mt. Pleasant or Spring City. I work all of them, so you can compare towns with one agent.
- I'll tell you what a property will really take. Whether it's a historic home or a fixer-upper, I'd rather you go in with your eyes open.
- I work for you on either side. Listing your home or helping you buy one, my job is to protect your interests.
