AgentI'm Sadie Wake, a real estate agent in Fairview, Utah, with Aspen Leaf Realty, serving Fairview, Mt. Pleasant, Spring City, Ephraim, Manti, Mapleton, Springville, Birdseye, Moroni and Fountain Green. I've been licensed since 2017 and specialize in rural acreage and land with water rights and water shares across Sanpete Valley and southern Utah County.
I live in Milburn, just outside Fairview, on 3.5 acres with water, and it's been home for eight years. I know firsthand what owning rural property here takes: how water shares move with a sale, what irrigation access means for a pasture, and why two parcels that look alike on paper can be worth very different amounts. Whether you're searching for homes for sale in Fairview, acreage in Sanpete County, or a cabin in Skyline Mountain Resort, you'll be working with someone who lives the lifestyle you're buying into.
When I list a home, I price acreage and rural property on comparable sales and the value of the water that comes with it, help prepare your property, market it professionally, and negotiate for strong net proceeds. I also list historic homes and fixer-uppers, including properties in Spring City.
When I represent buyers, I help you find the right home and community, from Milburn acreage to Skyline Mountain Resort to Birdseye, and guide you through financing, inspections, water rights verification and negotiation. I work both sides: listing homes and representing buyers.
If you'll be commuting on US-89 to Utah County, I'll help you weigh drive time, North Sanpete School District options, and how much more land your budget buys here than closer to the Wasatch Front.
