Who is the Best Real Estate Agent for Fountain Green, Utah?
by Sadie Wake, Aspen Leaf Realty
Fountain Green sits at the north end of Sanpete County on State Route 132, a ranching town of 1,197 people (2020 census) settled in 1859 as "Uintah Springs." Sheep ranching is part of its identity, and every July the town celebrates it at Lamb Day with a parade on State Street, mutton busting and lambs cooked in an open pit. Salt Creek Canyon leads west over the mountain to Nephi and I-15, which makes Fountain Green one of the more convenient Sanpete towns for reaching the Wasatch Front.
Real estate here is about land: older homes in town, newer builds on the edges, and ranch ground and acreage just beyond the city limits, where the water that comes with a property can matter as much as the house. Choosing an agent comes down to one question: who understands land and water in Sanpete Valley?
Here's the honest case for why I think that's me.
Sadie Wake: A Sanpete Valley Agent Who Lives the Rural Lifestyle
I'm Sadie Wake, a Realtor with Aspen Leaf Realty, whose office is in Mt. Pleasant. I've been licensed since 2017 and have been with Aspen Leaf Realty since 2025. I work all over Sanpete Valley, including Fountain Green, Moroni, Fairview, Mt. Pleasant and Spring City.
I live in Milburn, near Fairview, on 3.5 acres with water, and it's been home for eight years. When I talk with a buyer about irrigation shares or a seller about what their water is worth, I'm dealing with the same questions I deal with on my own property.
What I Specialize In
Rural acreage and land with water rights and water shares. This is the heart of my business. Around Fountain Green, two parcels that look the same on paper can be worth very different amounts depending on the water that comes with them. I help buyers find out exactly what water transfers with a property before they're committed, and I help sellers price and market their water as the asset it is.
Older homes and fixer-uppers. Fountain Green has plenty of older homes with good bones. I help buyers think through what a property will really take before they write an offer.
Listing and buyer representation. I work both sides of the transaction.
- When I list a home, I price it from comparable sales and the value of any water that comes with it, help you get the property ready, market it professionally and negotiate for strong net proceeds.
- When I represent buyers, I guide you through financing, inspections, water rights verification and negotiation.
What Buying or Selling in Fountain Green Looks Like
- Families like having an award-winning elementary school right in town. See my Best Schools in Fountain Green, Utah guide.
- Commuters like the Salt Creek Canyon route to Nephi and I-15.
- Rural and ranch buyers want room for livestock, gardens or a small farm. For them, the questions that matter most are water shares, wells, septic, irrigation, access and outbuildings, and I make sure they get answered during due diligence, not discovered at closing.
