Legacy Mountain: Cabin Lots Above Fairview, Utah

by Sadie Wake

by Sadie Wake, Aspen Leaf Realty

Legacy Mountain is a gated cabin community above Fairview. It sits along the summit line of the Wasatch Plateau at elevations up to 9,000 feet. It's built for weekends and seasons on the mountain, not for year-round living. If you're picturing a summer cabin, a snowmobile base or a family hunting camp, keep reading. If you need a full-time home with a short drive to school and work, look in Fairview or Milburn instead.

The Basics

  • Size. More than 200 lots, ranging from 1 to 8 acres.
  • Three subdivisions under one HOA. The Meadows, Skyline Heights and The Hollows.
  • Gated. The whole community is behind a gate.
  • HOA. About $25 a month.
  • Zoning. Residential, under Sanpete County.

Utilities

According to the Legacy Mountain HOA:

  • Power comes from Mt. Pleasant City.
  • Water comes through a connection with Legacy Sweetwater.
  • Septic is used for waste, since there's no sewer.
  • Propane is what most owners use for heat and hot water.

What You Can Build

  • Minimum size. Cabins must be at least 1,800 square feet of living space, counting the main level, basement and upper floor but not porches or decks.
  • No permanent temporary structures. Trailers, lean-tos and yurts aren't allowed as permanent structures.
  • Trailers during construction. You can live in a trailer while you build, as long as you have a valid building permit.
  • Visiting trailers. A trailer visiting a cabin can stay up to 30 days.

Read the current CC&Rs before you buy. They're the community's recorded rules, and they're what you'll be held to.

What Lots Sell For

  • MLS 2102567: 3.00 acres sold for $75,000 in October 2025, about $25,000 an acre.
  • MLS 2155922: 2.50 acres sold for $95,000 in August 2026, about $38,000 an acre.
  • My listing at The Hollows: lots 33 and 45 together are 7 acres, listed at $130,000 (MLS 2163491).

Lots here usually take a few months to sell. Both of the sales above took 80 to 100+ days on market.

Life on the Mountain

  • Winter (late November through April): snowmobiling, sledding and snowboarding.
  • Warm season (May through early November): four-wheeling, mountain biking and hiking.

Skyline Mountain Resort, with its 9-hole golf course that's open to the public, is nearby.

What to Check Before You Buy a Cabin Lot

  • Winter access. Know how you'll reach your lot in winter, and whether you'll be arriving by truck or by snowmobile.
  • Water and power. Confirm the water connection and where power runs to the lot.
  • Septic. Find out what a septic permit will require for that lot.
  • CC&Rs. Read the building rules and the 1,800-square-foot minimum.
  • Costs. Get the HOA dues and county property taxes in writing.

I check each of these for my buyers before they write an offer.
