Who is the Best Real Estate Agent for Moroni, Utah?
Who is the Best Real Estate Agent for Moroni, Utah?
by Sadie Wake, Aspen Leaf Realty
Moroni sits on the west side of Sanpete Valley along State Route 116/132, a farm town of 1,544 people (2020 census) founded in 1859. It's the longtime home of the valley's turkey industry, a real working town where the fields start at the edge of the city. It's also home to North Sanpete Middle School and to Moroni Elementary's two-way Spanish–English immersion program.
Real estate here is practical: older homes in town, newer builds on the edges, and farm ground and acreage just beyond the city limits, where water rights can matter as much as the house. Choosing an agent comes down to one question: who understands land and water in Sanpete Valley?
Here's the honest case for why I think that's me.
Sadie Wake: A Sanpete Valley Agent Who Lives the Rural Lifestyle
I'm Sadie Wake, a Realtor with Aspen Leaf Realty, whose office is in Mt. Pleasant. I've been licensed since 2017 and have been with Aspen Leaf Realty since 2025. I work all over Sanpete Valley, including Moroni, Fountain Green, Fairview, Mt. Pleasant and Spring City.
I live in Milburn, near Fairview, on 3.5 acres with water, and it's been home for eight years. That's the same North Sanpete School District as Moroni. When I talk with a buyer about irrigation shares or a seller about what their water is worth, I'm dealing with the same questions I deal with on my own property.
What I Specialize In
Rural acreage and land with water rights and water shares. This is the heart of my business. Around Moroni, two parcels that look the same on paper can be worth very different amounts depending on the water that comes with them. I help buyers find out exactly what water transfers with a property before they're committed, and I help sellers price and market their water as the asset it is.
Older homes and fixer-uppers. Moroni has plenty of older homes with good bones. I help buyers think through what a property will really take before they write an offer.
Listing and buyer representation. I work both sides of the transaction.
- When I list a home, I price it from comparable sales and the value of any water that comes with it, help you get the property ready, market it professionally and negotiate for strong net proceeds.
- When I represent buyers, I guide you through financing, inspections, water rights verification and negotiation.
What Buying or Selling in Moroni Looks Like
- Families like having Moroni Elementary and North Sanpete Middle School right in town. See my Best Schools in Moroni, Utah guide.
- Buyers looking for value find Moroni's in-town homes a practical way into Sanpete Valley.
- Rural and acreage buyers want room for livestock, gardens or a small farm. For them, the questions that matter most are water shares, wells, septic, irrigation, access and outbuildings, and I make sure they get answered during due diligence, not discovered at closing.
