Who is the Best Real Estate Agent for Birdseye, Utah?

by Sadie Wake, Aspen Leaf Realty

Birdseye isn't a town in the usual sense. It's a small, unincorporated community on US-89 in the southeast corner of Utah County, where Bennie Creek and Thistle Creek come together below Loafer Mountain. There's no Main Street and no school, just creek bottoms, hay ground, cabins and acreage, with Spanish Fork Canyon to the north and Sanpete Valley to the south.

That's exactly why buying or selling here is different. In Birdseye, the land, the water and the access are the property. Choosing an agent comes down to one question: who understands rural land on this stretch of US-89?

Here's the honest case for why I think that's me.

Sadie Wake: A Rural Land Agent Who Lives Just Down the Road

I'm Sadie Wake, a Realtor with Aspen Leaf Realty, whose office is in Mt. Pleasant. I've been licensed since 2017 and have been with Aspen Leaf Realty since 2025.

I live in Milburn, south of Birdseye on US-89 near Fairview, on 3.5 acres with water. It's been home for eight years. Before that, I was born and raised in Springville and lived in Mapleton for more than a decade. Birdseye sits right between the two places I know best.

What I Specialize In

Rural acreage and land with water rights and water shares. This is the heart of my business, and in Birdseye it's nearly everything. Two parcels that look alike can be worth very different amounts depending on the water that comes with them. I help buyers find out exactly what water transfers with a property before they're committed. I also help sellers price and market their water as the asset it is.

Older homes, cabins and fixer-uppers. Many Birdseye properties are older homes or cabins that need some vision. I help buyers think through what a property will really take before they write an offer.

Listing and buyer representation. I work both sides of the transaction.

  • When I list a property, I price it from comparable sales and the value of the water that comes with it, help you get it ready, market it professionally and negotiate for strong net proceeds.
  • When I represent buyers, I guide you through financing, inspections, water rights verification and negotiation.

What to Know About Buying in Birdseye

  • Water. Confirm exactly what water rights or shares come with the land, and how they're delivered.
  • Wells and septic. Rural properties here rely on them, so they're part of every inspection plan I put together.
  • Access. Year-round access, easements and winter driving on US-89 all matter.
  • Schools. There are no schools in Birdseye. Students are bused to Nebo School District schools in Spanish Fork and Mapleton. See my Best Schools for Birdseye, Utah guide.

Why Work With Me

  • I know land and water from the inside. It's my specialty and part of my own daily life.
  • I know both directions. I grew up on the Utah County side and live on the Sanpete side.
  • I'll tell you what a property will really take. I'd rather you go in with your eyes open.
  • I work for you on either side. Listing your property or helping you buy one, my job is to protect your interests.
